About the project
The 40/60 agency has designed an innovative application for landlords, called Alacaza, facilitating the management of residences by optimizing the organization of interventions between housing occupants and stakeholders. This application, divided into three interfaces (SaaS for landlords, webapp for tenants, webapp for stakeholders), aims to improve communication, project management, and the monitoring of interventions.

The problems addressed
As part of the development of the Alacaza application, several major problems have been identified in the current management of residences. These problems range from uncertainty about the availability of occupants to administrative overload. Understanding and addressing these issues has been at the core of our approach to designing an effective solution.
Attendance confirmations are unreliable, often leading to unexpected absences, which complicates intervention planning.
Occupant information is entered manually, leading to frequent errors and a considerable loss of time for managers.
There is no dedicated channel to monitor the progress of work, requiring frequent calls and tedious manual updates.
Managers have to juggle a multitude of paper documents, making administrative management cumbersome and inefficient.
The challenges of the project
To respond to the problems identified, our project has set itself several main challenges. Simplifying the management of interventions and the scheduling of appointments, ensuring the follow-up of incidents declared by occupants, and optimizing text messages are all challenges to be met to ensure a better user experience and more effective management.
Reduce unnecessary steps and optimize navigation to facilitate the planning and monitoring of interventions. An intuitive user interface simplifies this process.
Facilitate the making of appointments between stakeholders and occupants with a high level of detail, request for validation by the occupant, and individual programming.
Ensure the follow-up of incidents declared by occupants, allow the rapid intervention of responders to solve problems such as faucet leaks.
Structure and simplify content to be clear and concise, with an emphasis on effective prioritization of information.
The solutions provided
The solutions put in place to respond to the challenges identified focused on optimizing project management, setting up a detailed appointment process, monitoring and managing incidents, and optimizing text messages. Each solution has been designed to improve efficiency and the user experience.
Creation of intervention projects (radiator change, paint, etc.) with real-time monitoring, easy import of homes in CSV. Centralizing projects improves efficiency.
Development of a detailed appointment process, allowing the creation of groups of appointments, the proposal of time slots, and validation by occupants. A detailed process reduces absences.
Incidents listed in the lessors' SaaS with the possibility of monitoring, programming interventions, and adding photos for a better understanding of the problems. Centralized monitoring improves responsiveness.
Clear and concise messages, accompanied by explanatory visuals for a quick and effective understanding of important information. Simplified messages make it easier to understand.
Project methodology
The Alacaza project was executed using a methodology based on a design sprint, which made it possible to methodically divide the various key stages into well-defined segments. This structured approach promoted effective project management while emphasizing the achievement of specific objectives at each stage.
Analysis and testing of the principles established by direct and indirect competition.
